5 year plan

On this section of the website you can find out if your home has been included in the 2007/2008 planned repairs.

Please be aware that if your house is included you are not guaranteed the repair. The list only identifies the houses that will be visited and surveyed to see if a repair is needed. If you have any questions, please contact our planned maintenance department on 0845 408 6689.

Our five year plan

At the moment, the Procurement Team is working on a plan for repairing and improving a number of homes over the next five years.

This plan will cover:

  • new kitchens, bathrooms and electrical wiring in rented homes;
  • roofs, windows and doors in rented homes and leasehold flats; and
  • certain work on communal areas of estates including pavements, garages, and security systems

The purpose of the plan is:

  • to meet our obligations as a landlord to provide safe homes in a good condition;
  • to ensure our residents are satisfied with their homes;
  • to reduce the need to carry out "responsive" repairs by repairing buildings before they are worn out; and
  • to make sure all our rented homes meet the Government's "Decent Homes Standard" by 2010.

What is the "Decent Homes Standard"?

The Government has set the minimum standards that a rented home must meet. These include:

  • a modern kitchen (20 years old or less);
  • a kitchen with a certain amount of space and a more planned layout;
  • a modern bathroom (30 years old or less);
  • a bathroom and toilet that is central or easy to get to;
  • insulation to keep out external noises (if external noise is a problem).

All councils and housing associations must meet these standards by 2010.

By working with you, we want to develop our own, improved, version of the Decent Homes Standard.

What work will we begin with first?

Not all homes will be affected by the plan. Many homes are new and only need routine maintenance and painting. We believe homes most affected will be those built over 15 years ago. To get the best value for money we want to complete whole estates at a time, including work that needs scaffolding. We will consult with our Residents' Executive Group on the details of the plan.

What if I don't live on an estate?

If you live in a house that is not part of an A2 estate we will include it with the work taking place at the nearest estate to you. Houses that are not close enough to an estate will have their own special programme of development. We're also doing this for individual homes on estates that missed out on earlier programmes because the previous tenant didn't want work done.

Work not included in the plan

Some work will not be included in the development plan. This includes:

  • renewing heating systems. This will continue to be a separate programme because an old home may have a new heating system that has recently been fitted.
  • renewing equipment such as lifts, and other specialist work. This will remain a separate programme.
  • External painting. This will also be a separate programme.

When will this happen?

  • We're already looking for members who will contribute to our Decent Homes Standard.
  • We will consult with residents on the first set of estates to be upgraded in October. After that, consultation will take place a few months before the estate is due to be developed.
