We usually arrange to redecorate blocks of flats every five to seven years.The redecoration includes work such as:
- repainting existing painted surfaces outside
- repairs to the building
- redecorating of shared areas inside
We arrange major works (such as replacement roofs or windows) less frequently, on an 'as and when necessary' basis (see stock surveys below).
Stock surveys
We arrange 'stock condition surveys' of any developments we are responsible for. The surveys look at the condition of the building, including the outside (the roof, the windows and the brickwork) and decide:
- how many years before work is necessary
- how much the work will cost at that time
These surveys help us to budget for redecoration and major works.
Preparing for redecoration and major works
When work is due at your development, we arrange for a surveyor to draw up a specification for the work. The specification will describe the work that needs doing. We give the specification to a number of reliable and experienced contractors who tender for the work.This means that they give us a quote for the amount of money they would charge to do the work.We will ask you for your comments on the work that needs doing before it starts.
Our surveyor will supervise the work to monitor its quality. If you have any queries about redecoration or major works, please contact our Planned Maintenance Department.
