We will:
- organise and invite you to an estate walkabout in your area each year;
- consult you on the service we deliver (through various residents' panels);
- work with others to keep shared areas clean, well lit and well maintained;
- remove litter and do general caretaking duties to a set standard;
- remove hate graffiti within 24 hours of being told about it and all other graffiti within 10 working days;
- sweep garages, parking areas, footpaths and walkways to a set standard; and
- carry out random checks to check the standard of work you are receiving from our contractors.
To maintain our grounds we will:
- keep shared grassed areas cut to an agreed standard including clearing litter and rubbish before we cut the grass;
- cut the grass every two to three weeks in the growing season so that it does not get too long;
- sweep or blow away all grass cuttings from footpaths and walkways immediately after cutting;
- strim the grass as closely as possible to obstacles such as trees, buildings or benches;
- remove weeds;
- spray and clear weeds from footpaths, bin areas, parking areas, or drying areas;
- arrange for an experienced tree surgeon to look at the trees on our sites each year to check for any dangers to health or safety;
- remove overhanging branches and saplings and strim verges;
- cut any shared hedges and remove all clippings;
- keep flowerbeds and borders several times a year to an agreed standard, to include pruning and trimming, removing weeds, litter and rubbish; and
- identify areas where we need to replace plants or where we need to renew plant beds.
To carry out caretaking inside shared areas we will:
- sweep, mop or vacuum depending on the floor covering;
- dust or wash general surfaces such as banisters, handrails and skirting boards; and
- remove cobwebs from ceilings, walls and light fittings.
