Gas safety checks

If you are a tenant of A2 Housing Group we are responsible for gas safety checks at your property.

It's important that you and your family are safe from the risks of gas leaks. As your landlord we have to carry out a gas service at your property once a year.

Why do I need a yearly gas servicing and safety check?
Every year in the UK, about 50 people die and many more suffer from carbon-monoxide poisoning because of faulty gas fires, central-heating boilers, cookers and other appliances. In many of these cases, the incident would have been avoided if the appliance had been regularly maintained and checked every year. As well as making your home safer, a check will make sure an appliance is working efficiently and, as a result, save you money.

Cookers
As part of the safety check we will check the connection to your gas cooker. We will not however check the actual appliance unless we supplied you with it as part of your tenancy. You are responsible for having your own gas cooker checked. Our gas contractor will do this for a small fee.

How is my yearly gas servicing and safety check arranged?
If you are a tenant, we provide a yearly gas service and safety check to make sure your home is safe. We use a contractor to carry out these checks for us. If you have a gas supply to your home, you must have a yearly gas safety check. Once the check is done, you will be issued with a gas safety certificate. The certificate is proof that the check has been carried out.

When your yearly gas service is due, the contractor will send you a letter telling you the date they will come round to carry out the check. You must try to keep to this date but, if it is not convenient, please contact the contractor and rearrange the date. If you miss the first appointment, for reasons that you could not expect or control, the contractor will make a second appointment. If you then miss the second appointment, and fail to rearrange another date, the contractor will not contact you again. Because we have a legal responsibility to carry out a gas service check, we will take the following steps to gain access to your home.

Step 1
You will receive a letter from us asking you to contact our contractor and make another appointment within 10 days.

Step 2
If you do not contact us during this 10-day period, we will send a second letter asking you to contact our contractor within five days.

Step 3
If you don't respond the the first two letters, we will send you a third letter telling you that the visit is only for a gas safety check and needs to be done by our contractor. It also says that we have to carry out this visit because it is a health and safety issue.

Step 4
If after 10 days you have still not provided access to your home and we do not know why, we will pass the case to our solicitors.

Step 5
Our solicitors will then send you a letter asking you to provide access.

Step 6
If we still cannot get access, and have not been told why, we have to apply to court to get an injunction (a formal court order to take action).

Step 7
After an injunction has been served, we can legally enter your home so we can carry out the gas service.

We are aware that sometimes there are very good reasons why you cannot make an appointment and we ask you to contact us if this is the case.
