Lettings policy

When letting our properties, we aim to:

  • Provide accommodation for people who are in greatest housing need and who have no other housing options.
  • Complement the work of local authorities in relieving homelessness, poor housing conditions and other housing need
  • Reach those groups in housing need who are particularly disadvantaged in the allocation of rented housing. For example, black and minority ethnic communities, single people, women, people with disabilities and those with other support needs.

Some households may not be eligible for offers of accommodation. These are individuals or families who:

  • Have a reasonable opportunity to secure suitable accommodation by other means.
  • Have not demonstrated that they have understood and can abide by the terms of a tenancy agreement, which includes the ability to pay their rent.
  • Are former tenants that have been evicted. Each case will be assessed on an individual basis.
  • Hold a joint tenancy and one of the joint tenants are leaving the property because the relationship has broken down.
  • Are ineligible under the law due to them being subject to immigration control or being a person from abroad, who is ineligible for housing assistance.
  • Have a history of anti-social behaviour.
  • Are current tenants in rents arrears or upon whom the Group has served notice of its intention to seek possession due to a breach of one or more of the tenancy conditions.
  • Knowingly give false or misleading information or withhold information that has been reasonably requested.
  • Have a current application to buy their dwelling or for a home purchase grant e.g. Homebuy, at the time an offer or bid is made for a property.

Appeal
All tenants and prospective tenants have the right to appeal against any decision made about their case if they believe that we have not acted in accordance with this or any other relevant policy. Appeals can be made in the first instance to the head of housing. We will deal with all appeals swiftly, in a fair and reasonable manner and shall treat each case on its merits.

If you are not satisfied with the outcome of their appeal you may make a complaint by using our complaints procedure.
