What you can expect from us

We are committed to providing a quality lettable standard across our homes. It is important that our customers are aware of our lettable standard.

This document sets out the minimum standard that our rented homes should meet.

Kitchen
We will provide the following:

  • A minimum of 2 base units (including sink) and double wall units.
  • Cupboard doors will be undamaged and open freely (light scratching is permissible).
  • Worktops will be undamaged, light scratching is permissible provided hygiene is not compromised.
  • Wall tiling will be undamaged.
  • Sink will be undamaged, light scratching is permissible.
  • Draining Board will be undamaged, light scratching is permissible.
  • Sink taps will operate without leaks.
  • Walls will be undamaged and flat (for our care and support properties, the kitchen will be re-decorated).
  • Flat ceiling finish, either smooth or artexed.
  • Electric Cooker Point with a fused spur to take an electric cooker or, a Gas Cooker supply which has been safely capped off.
  • 2 single sockets under worktops for fridge and washing machine.
  • Spaces for Cooker, Fridge (either full height or, under the worktop) and a washing machine.
  • A minimum of 2 double sockets above the worktops.
  • A Vinyl floor covering in either sheet or tile.
  • Lighting: An appropriate light fitting with bulb.
  • In the event of a kitchen / diner at least one pendant fitting with light bulb will be provided in the dining area.
  • Where an extractor fan is present it will operate independently of the light switch.
  • Windows will be free from damage or cracked glass.
  • Internal doors will open and close freely.
  • Where there is an external door into the garden it will open and close freely and lock.

Bathrooms
We will provide the following:

  • Sanitaryware will be undamaged.
  • Wall tiling will be undamaged and present as a minimum around the bath area and the basin splash back.
  • Sink and bath taps will operate without leaks.
  • Toilet will flush and clear toilet paper.
  • A new toilet seat will be fitted.
  • Walls will be undamaged and flat (for our care and support properties the bathroom will be re-decorated).
  • Flat ceiling finish, either smooth or artexed.
  • Windows will be free of damage and cracked glass.
  • A Vinyl floor covering in either sheet or tile.
  • Internal doors will open and close freely.
  • Where an extract fan is fitted it will be operational and an isolation switch will be present.
  • Lighting - An appropriate light fitting with bulb and appropriate shade.

Seperate toilet (where applicable)
We will provide the following:

  • Sanitaryware will be undamaged.
  • Wall tiling will be undamaged.
  • Sink taps will operate without leaking.
  • Toilet will flush and clear paper.
  • Walls will be undamaged and flat (for our care and support properties the downstairs cloakroom will be redecorated).
  • Flat ceiling finish, either smooth or artexed.
  • Windows will be free from damage and cracked glass.
  • A Vinyl floor covering in either sheet or tile.
  • Internal doors will open and close freely.
  • Lighting - An appropriate light fitting with bulb and an appropriate shade.

Lounge and or dining room
We will provide the following:

  • Walls and ceilings will be undamaged (for our care and support properties the lounge and/or dining room will be re-decorated).Flat ceiling finish either smooth or artexed.
  • Internal doors will open and close freely.
  • Windows will be free from damage and cracked glass.
  • Minimum of 2 double sockets on 2 different walls.
  • TV Aerial Point (tenants will need to install an aerial to enable a picture to be received unless the property is a flat which will benefit from a communal aerial).
  • Lighting - Minimum of 1 pendant light fitting with bulb.

Bedrooms
We will provide the following:

  • Walls will be undamaged and flat (for our care and support propertied the Bedroom(s) will be redecorated).
  • Flat ceiling finish either smooth or artexed.
  • Internal doors will open and close freely.
  • Windows will be free from damage and cracked glass.
  • Lighting - 1 pendant light fitting with bulb.
  • Minimum of 2 double sockets in double rooms with each socket on a different wall and 1 double socket in single rooms.

Hallways
We will provide the following:

  • Walls and ceilings will be undamaged (for our care and support propertied the hallways will be redecorated).
  • Flat ceiling finish either smooth or artexed.
  • Internal doors will open and close freely.
  • Windows will be free from damage and cracked glass.
  • Under stairs cupboard and airing cupboard will be free of debris.
  • Stair treads and balustrades will be secure.
  • Loft hatch will be easily removable.
  • Loft space will be free of debris with 100mm insulation.
  • Lighting - Pendant light fitting with low energy light bulb on ground floor and first floor landing (where applicable).
  • Minimum of 1 single socket in downstairs hallway and 1 single socket in the upstairs hallway (where applicable).
  • Front door will open and close freely and lock.
  • Smoke Alarms - Minimum of 1 in flats and a minimum of 2 in houses (1 on the downstairs landing and 1 on the upstairs landing).

Externals
We will provide the following:

  • Front and rear gardens rubbish free.
  • Fencing to be secure.
  • Sheds / outbuildings to be safe and water-tight.
  • Garages free of debris.
  • Guttering and Down pipes clipped and free from leaks.
  • Fascias and soffits secure.
